The condo manager inevitably ends up as the messenger who gets shot due to their role in sending out all the bad news from noise complaints to recouping of costs after a leak to everyone\u2019s favourite, increased condo fees or the dreaded special assessment.<\/p><p id=\"bd41\" class=\"pw-post-body-paragraph tt tu sx jf b tv tw gc tx ty tz gg ua ub uc ud ue uf ug uh ui uj uk ul um un if hr\" data-selectable-paragraph=\"\">Who in the H-E-Double Hockey Sticks do they think they are??<\/p><p id=\"482b\" class=\"pw-post-body-paragraph tt tu sx jf b tv tw gc tx ty tz gg ua ub uc ud ue uf ug uh ui uj uk ul um un if hr\" data-selectable-paragraph=\"\">It\u2019s a pain felt by most condo owners at some point or another. In the interest of brevity and not wanting to put you to sleep, let\u2019s just talk about the most common.<\/p><p id=\"c4e0\" class=\"pw-post-body-paragraph tt tu sx jf b tv tw gc tx ty tz gg ua ub uc ud ue uf ug uh ui uj uk ul um un if hr\" data-selectable-paragraph=\"\">For example: A complex in the urban center of a medium to large city. In order to make decisions, your condo manager has to be cognizant of the following:<\/p><ul class=\"\"><li id=\"1a70\" class=\"zw aem sx jf b tv tw ty tz ub aen uf aeo uj aep un aeq aer aes aet hr\" data-selectable-paragraph=\"\">Condominium Property Act<\/li><li id=\"6dfd\" class=\"zw aem sx jf b tv aeu ty aev ub aew uf aex uj aey un aeq aer aes aet hr\" data-selectable-paragraph=\"\">Human Rights Act<\/li><li id=\"75ee\" class=\"zw aem sx jf b tv aeu ty aev ub aew uf aex uj aey un aeq aer aes aet hr\" data-selectable-paragraph=\"\">City Bylaws<\/li><li id=\"5e2b\" class=\"zw aem sx jf b tv aeu ty aev ub aew uf aex uj aey un aeq aer aes aet hr\" data-selectable-paragraph=\"\">Condominium Corporation Bylaws<\/li><li id=\"a054\" class=\"zw aem sx jf b tv aeu ty aev ub aew uf aex uj aey un aeq aer aes aet hr\" data-selectable-paragraph=\"\">Any other provincial, federal, or municipal acts\/law that apply<\/li><\/ul><p id=\"21cc\" class=\"pw-post-body-paragraph tt tu sx jf b tv tw gc tx ty tz gg ua ub uc ud ue uf ug uh ui uj uk ul um un if hr\" data-selectable-paragraph=\"\">Gross eh? We can hear you starting to snore already. Once all the relevant information has been reviewed, your manager provides that information, along with suggestions and recommendations to the board. The condo manager doesn\u2019t make the ultimate decision. All the decisions that end up in your inbox all come from the board of directors, using your condo manager as the go-between and messenger.<\/p><p id=\"207c\" class=\"pw-post-body-paragraph tt tu sx jf b tv tw gc tx ty tz gg ua ub uc ud ue uf ug uh ui uj uk ul um un if hr\" data-selectable-paragraph=\"\">I can hear you thinking, \u201cWhat if I don\u2019t like the way the board is running the building? Is there anything I can do about it?\u201d Good news: There is. Every year, the corporation has to hold an\u00a0<a class=\"au vd\" href=\"https:\/\/3x3.medium.com\/preparing-for-and-running-an-annual-general-meeting-agm-4db43f856aaa\" rel=\"noopener\">Annual General Meeting<\/a>\u00a0(AGM) where the board of directors is elected for the coming year. It\u2019s done on a completely voluntary basis, so don\u2019t expect to receive Jay-Z or Beyonce level cash for your willingness to take on an often thankless job.<\/p><p id=\"7a37\" class=\"pw-post-body-paragraph tt tu sx jf b tv tw gc tx ty tz gg ua ub uc ud ue uf ug uh ui uj uk ul um un if hr\" data-selectable-paragraph=\"\">And please \u2014 try and aim your arrows elsewhere, rather than towards your condo manager.
